What is an LPM Number? The New Mandatory Rule for Telangana Land RegistrationScheme StatusScheme Status

For decades, land in Telangana was identified by “Survey Numbers,” which often led to overlaps, double registrations, and boundary disputes. The LPM (Land Parcel Map) changes everything. Without this unique digital map, you cannot book a registration slot in 2026. Failing to have this ready can delay your sale and potentially cost you thousands if you miss the deadline before the upcoming May 26th price hike.

🛰️ From Survey Numbers to Geo-Coordinates

The LPM isn’t just a number; it’s a digital identity for your land.

  • Old System: Used broad Survey Numbers (e.g., Sy No. 156/E), which could cover many different plots.

  • New LPM System: Uses satellite and drone mapping to assign exact GPS coordinates (latitude and longitude) to your specific boundaries.

  • The Benefit: It creates a “Digital Fence.” Once a land parcel is registered with an LPM, no one else can register a “double” deed on the same coordinates.

🛠️ How to Get Your LPM Number (Step-by-Step)

If your land doesn’t already have a Bhudhaar or LPM number, you must apply for it before you can sell or transfer the property.

Option 1: Via MeeSeva Centers (Recommended)

This is the most reliable method for most citizens.

  1. Visit MeeSeva: Go to your nearest authorized MeeSeva center.

  2. Submit Request: Ask for the “Land Sub-division/Survey Map” service under the Revenue Department.

  3. Documents Needed: Carry your Pattadar Passbook, Aadhaar Card, and the old Sale Deed.

  4. Surveyor Visit: A licensed surveyor will be assigned to visit the site, measure the boundaries using a GPS-enabled device, and upload the coordinates.

  5. Download Map: Once approved by the Mandal Surveyor, you can collect your LPM and the 11-digit Bhudhaar number.

Option 2: Via the Bhu Bharati (Formerly Dharani) Portal

For agricultural land, you can initiate the process online.

  1. Login: Access the Bhu Bharati Portal.

  2. Application: Search for the “Apply for Survey/Sub-division” module.

  3. Payment: Pay the requisite fee for the survey.

  4. Tracking: You can track the status of your LPM generation using your application ID.

⚠️ Important: The “Ground Reality” Rule

Under the new 2026 rules, Ground Reality takes priority over Paper Records.

Example: If your old documents say you own 1.00 Acre, but the new LPM survey finds only 0.95 Acres on the ground, the registration will only be allowed for 0.95 Acres. The government is no longer allowing “paper-only” registrations that don’t match the physical land.

💡 Why You Need Your LPM Before May 26th

As we discussed in our previous post, land registration values are increasing by 30-50% on May 26, 2026.

  • Getting an LPM can take 7 to 15 days because it requires a physical survey.

  • If you wait until the last week of May to apply for an LPM, you will likely miss the deadline for the old registration rates.

Check your passbook today. If you don’t see a map or a 11-digit Bhudhaar number, start the LPM process immediately at your local MeeSeva center.
