Property tax in Telangana carries a heavy 2% monthly penalty for late payments. Over 5 or 10 years, the interest can often become larger than the actual tax amount! For Hyderabad Residents (GHMC):

  1. Visit the Portal: Go to the GHMC Property Tax Page.

  2. Search PTIN: Click on ‘Online Payments’ > ‘Property Tax’.

  3. Enter Details: Enter your PTIN (Property Tax Identification Number) and registered mobile number.

  4. View Breakdown: The system will automatically show the “Arrears” (Principal) and the “Interest.” If the OTS is active for your circle, the 90% waiver will be automatically calculated in the final “Amount Payable” box.

For Other Districts (CDMA):

  1. Visit the Portal: Go to the e-Municipal Telangana (CDMA) website.

  2. Property Tax: Select ‘Property Tax’ > ‘Know Your Property Tax Dues’

  3. District Selection: Select your District, ULB (Municipality), and enter your Assessment Number.

  4. OTP Verify: Verify via OTP to see your detailed ledger of unpaid taxes.

  • Offline: Visit any MeeSeva Center or the Citizen Service Center (CSC) at your local Municipal Office.

⚠️ Why This Matters for Property Sellers

If you are planning to sell your property before the May 26th registration hike, you cannot get an Encumbrance Certificate (EC) or book a registration slot if there are significant tax arrears on the property.
