Property tax in Telangana carries a heavy 2% monthly penalty for late payments. Over 5 or 10 years, the interest can often become larger than the actual tax amount! Under the OTS 2026 scheme, the government is waiving 90% of that interest. You only pay the principal amount and a tiny 10% portion of the interest.
The Limited Window
The OTS scheme is designed to help citizens clear their titles before the new fiscal year rules and market value revisions take effect.
-
Waiver: 90% rebate on accumulated interest/penalties.
-
Condition: You must pay the entire principal amount plus the remaining 10% interest in a single installment.
-
Status: While the major push was through March 31st, special extensions have been granted in May 2026 for specific municipalities to align with the new land registration protocols.
💻 How to Check Your Arrears Online
Before you pay, you need to know exactly how much “Principal” vs “Interest” you owe.
For Hyderabad Residents (GHMC):
-
Visit the Portal: Go to the GHMC Property Tax Page.
-
Search PTIN: Click on ‘Online Payments’ > ‘Property Tax’.
-
Enter Details: Enter your PTIN (Property Tax Identification Number) and registered mobile number.
-
View Breakdown: The system will automatically show the “Arrears” (Principal) and the “Interest.” If the OTS is active for your circle, the 90% waiver will be automatically calculated in the final “Amount Payable” box.
For Other Districts (CDMA):
-
Visit the Portal: Go to the e-Municipal Telangana (CDMA) website.
-
Property Tax: Select ‘Property Tax’ > ‘Know Your Property Tax Dues’
-
District Selection: Select your District, ULB (Municipality), and enter your Assessment Number.
-
OTP Verify: Verify via OTP to see your detailed ledger of unpaid taxes.
🏛️ Where to Pay?
You can use the following channels to ensure your payment is officially recorded:
-
Mobile App: Use the MyGHMC or T-App Folio app.
-
Offline: Visit any MeeSeva Center or the Citizen Service Center (CSC) at your local Municipal Office.
-
Online: Use Net Banking/UPI directly on the GHMC/CDMA websites.
⚠️ Why This Matters for Property Sellers
If you are planning to sell your property before the May 26th registration hike, you cannot get an Encumbrance Certificate (EC) or book a registration slot if there are significant tax arrears on the property.
The OTS scheme is a strategic move to help you clear these records cheaply so you can complete your sale deeds at the current lower stamp duty rates.
