A property might look “clean” on paper, but the EC is the only document that reveals its hidden secrets—like unpaid loans, court attachments, or previous sales. In 2026, with the new land values coming into effect, checking the EC is your “insurance policy” against fraud.

🛠️ Step-by-Step: Download Your EC Today
1. Login to the Portal
Visit the official IGRS Telangana Website.
-
Note: In 2026, you must log in as a “Citizen.” If you don’t have an account, sign up with your mobile number; it takes less than a minute.
2. Access the EC Search
On the homepage, look for the “Online Services” section and click on “Encumbrance Search (EC).”
-
A disclaimer will appear explaining that digital records are available from January 1, 1983, onwards. Read and click “Submit.”
3. Choose Your Search Method
You will see two primary options:
-
Search by Document Number: Use this if you have the previous sale deed number and year. (Example: 1234/2022). This is the fastest and most accurate way.
-
Search by Property Details: Use this if you only have the Survey Number, Flat Number, or House Number. You will need to select your District, Mandal, and Village.
4. Select the Search Period
For a safe transaction, always search for at least 30 years. Banks usually require a 30-year EC to approve home loans.
5. View and Download
The system will display a “Statement of Encumbrance.”
-
If you see “Nil Encumbrance,” it means no transactions or loans were recorded during that period.
-
If there are entries, check for the word “Mortgage”—this is a red flag!
🔍 “Search” vs. “Certified Copy”: What’s the Difference?
Many people get confused between the free online search and a Certified EC. Here is the 2026 breakdown:
| Feature | Informational Search (Online View) | Certified Copy (CC) |
| Cost | Usually Free (to view) | Paid (₹200 to ₹500+) |
| Validity | Good for personal checking. | Legally valid in Banks and Courts. |
| Authentication | On-screen text. | Digitally Signed with a QR Code. |
| Use Case | Preliminary due diligence. | Home Loans, Registration, Legal Disputes. |
⚠️ Important Note for Agricultural Land
If you are searching for an EC for farm land (Agricultural), the IGRS portal might redirect you. Under the Bhu Bharati Act 2025, agricultural records are now managed on the Bhu Bharati Portal. You will need your 11-digit Bhudhaar ID for the fastest results there.
💡 Pro-Tip for egovtschemes.com:
Always check the “Prohibited Properties List” (Section 22-A) on the IGRS portal alongside your EC. Some lands might have a “Nil” EC but are still blocked from registration because they are Government or Waqf lands.
Is your EC showing an old mortgage that you know was paid off?
This means the bank forgot to register a “Discharge Deed.” You must ask the seller to clear this before you hand over any token money!
